Derbyshire Dales District Council is committed to providing a quicker, more predictable and efficient planning service. In order for an application to be considered 'valid' in accordance with the provisions of Article 11 of the Town and Country Planning (Development Management Procedure) (England) Order 2015, it must meet national validation criteria.

Application Forms

To find out if you need planning approval for any alterations and/or extensions to residential properties, please complete our householder development questionnaire. Please provide as much information as possible to help us with your enquiry. Please note that you will need to make a separate application for pre-application advice which will attract a fee.

28. Notification of a Proposed Larger Home Extension - This notification can be used by a household to notify a local planning authority of the intention to use the permitted development rights to build a single-storey rear extension of greater than four metres up to eight metres for a detached house and greater than three metres up to six metres for any other type of house outside Article 1(5) land* and sites of special scientific interest.

*(Land within a National Park, the Broads, an area of outstanding natural beauty, an area designated as a conservation area and land within World Heritage Sites.)

29. Notification of a Change of use commercial/business/service to dwellinghouses - This template can be used by a developer to notify the local planning authority of the intention to the use of Offices (Class B1(a)) to homes (Class C3).

31. Prior Approval of Proposed Change of Use of Agricultural to flexible commercial use - Development is not permitted where the building exceeds 500 square metres or is a listed building or Scheduled Ancient Monument or is or forms part of a safety hazard area or military explosives storage area.

Prior Approval of Proposed Change of Use of Agricultural Building to a State-Funded School - Development is not permitted where the building is listed, the site is or contains a scheduled monument, or is in a site of special scientific interest, a safety hazard area or a military explosives storage area.

35. Prior Approval of Proposed Change of Use of Agricultural Building to a Dwelling house (Use Class C3), and for Associated Operational Development - Development is not permitted where the proposed change of use would result in more than 5 dwelling houses that have a cumulative floor space of more than 450 square metres being created within an "established agricultural unit" (which means agricultural land occupied as a unit for the purposes of agriculture on or before 20 March 2013, or for ten years before the date the proposed development will begin).Development is not permitted where the building is listed, the site is or contains a scheduled monument, is located on Article 1(5) land, or in a site of special scientific interest, a safety hazard area or a military explosives storage area.

36. Discharge of Section 106 Legal Agreement - Application to request the discharge or modification of a Section 106 Legal Agreement.

37. Permission in Principle - The permission in principle consent route is an alternative way of obtaining planning permission which separates the consideration of matters of principle for proposed development from the technical detail of the development. The permission in principle consent route has 2 stages: the first stage (or permission in principle stage) establishes whether a site is suitable in-principle for residential development (ie development in which the residential use occupies the majority of the floorspace), and the second (‘technical details consent’) stage is when the detailed development proposals are assessed.
